Sell too soon and you need a place to live. Buy too soon and you’re paying for two homes. My guide to sequencing your New Tampa or Wesley Chapel downsize.

In this video I walk you through the three ways to order a downsizing move — sell first, buy first, or connect the two with a home sale contingency — and why your gut reaction to each risk tells you more than the price of the next house. Before you tour a single listing, I want to understand the house you’re leaving. I show you exactly what I do with my clients: run a comparative market analysis on your current home, then prepare a net sheet with your mortgage balance, commissions, prorated taxes, and title fees, so you know the approximate amount that will actually be wired to your account. Equity is not the same thing as cash in your checking account, and that difference drives the whole plan.
If you sell first, it’s usually the cleanest path financially, but you need a temporary plan before your home closes. I share real solutions my clients have used: a short-term rental with an early termination clause written into the lease, household items in storage while staying at an Airbnb on the beach, even a month or two with adult children. I also warn you about the pressure that creeps in after a few weeks in temporary housing — when a home that was a six out of 10 suddenly looks like a nine. I don’t want inconvenience deciding where you spend the next 10 to 15 years. If you buy first, the move is physically easier — especially after 20 years in one house — but the financing takes more preparation, and I explain why your lender needs to be involved before we structure anything.
Finally, I cover how a contingent offer actually works in today’s market, what makes one attractive to a seller here in New Tampa, how to coordinate your sale with a new construction timeline in Wesley Chapel, why the physical downsizing process has to start early, and the five questions I ask every client to choose the sequence that fits their money, their timeline, and their tolerance for uncertainty.
